Medians computed from NSW Valuer General bulk sales data using nearest-month estimation with 3-month smoothing and 3× outlier rejection. CAGRs computed from trailing 12-month medians at each anchor point. The trailing 1–3 months of data are filtered when sale counts fall below typical volumes (settlement-lag handling).
