Terms of Use

By using Ordus Property (the "Service") you agree to these terms. They're written in plain English. If you don't agree with any of them, don't use the Service.

What Ordus is

Ordus is a free, web-based terminal for analysing the Australian residential property market at the suburb level. It aggregates and visualises data from public sources including the NSW Valuer General, the Australian Bureau of Statistics, the Reserve Bank of Australia, and SQM Research. National coverage is in progress.

Free service

The Service is provided free of charge. We may introduce paid features in future; if we do, we'll be clear about what's paid and what stays free, and you'll never be charged without your explicit consent.

Account and sign-in

Full access requires a free account, created by submitting your email address. We send a single-use sign-in link to that address. Don't share sign-in links. You're responsible for keeping your email account secure.

You can delete your account at any time by emailing [email protected]. We can suspend or terminate accounts that violate these terms, attempt to disrupt the Service, or scrape data at scale.

Data accuracy

We do our best to source, clean, and present property data accurately. However:

• Source data has reporting lags, gaps, and occasional errors that we do not control.
• Recent months of NSW Valuer General sales data are partial (sales close in month X but settle 4–6 weeks later) and we flag this on charts.
• Estimated property values are derived from suburb-level trends applied to last-known sale prices — they are indicative, not formal valuations.
• Forecast and screener scores are statistical models, not predictions.

Use the Service as a research aid, not as a sole basis for any financial decision. For a binding valuation engage a licensed valuer; for advice engage a licensed adviser.

Acceptable use

You may use the Service for personal property research — including for properties you own, are buying, or are considering buying — and for general market research. You may not:

• Scrape, mirror, redistribute, resell, or systematically download the data we present;
• Reverse-engineer or attempt to extract bulk data via our public endpoints;
• Use the Service to build a competing product;
• Attempt to disrupt the Service, probe for vulnerabilities (other than responsible disclosure to [email protected]), or circumvent the auth tier;
• Use the Service for any unlawful purpose.

Intellectual property

The site's design, code, analysis methods, and derived datasets (rankings, scores, indices, aggregations) are owned by Ordus Property. The underlying raw data is the property of the original publishers. You may quote individual data points with attribution to both Ordus and the original source; bulk reuse requires written permission.

Third-party services

We use Cloudflare (hosting, database) and Resend (sign-in emails) to operate the Service. Their terms and privacy policies apply to data processed by them.

Liability and warranties

The Service is provided "as is" without warranty of any kind. To the maximum extent permitted by law, Ordus Property is not liable for:

• Decisions you make based on data shown on the Service;
• Service interruptions, data loss, or temporary inaccuracies;
• Indirect, consequential, special, or incidental damages.

Nothing in these terms excludes any rights you have under the Australian Consumer Law that cannot lawfully be excluded.

Changes and termination

We may change these terms from time to time. Material changes will be flagged via the "last updated" date and, where appropriate, by email to signed-in users. We may discontinue the Service at any time; we'll give reasonable notice and a way to export any saved data if and when saved-state features ship.

Governing law

These terms are governed by the laws of New South Wales, Australia. Any dispute is subject to the exclusive jurisdiction of the courts of New South Wales.
